Documentation

Depending on your financing goals, there will be specific documentation that you will need. It can seem overwhelming at first, but most of the documentation is likely things you already have on hand or online.

You do not need all of the documentation below to fill in an application, but we will likely request it as we start to process your file.

We have broken it down to documentation related to the property you are looking to finance AND your income documents.

Income Documentation

Employed

Job Letter/Letter of Employment - Must be within 30 days of the application. If you are on maternity leave, your letter of employment will need to have your return to work date
Most recent Paystub
Last 2 years of T4’s

Self-Employed

Last 2 years of T1 Generals AND Notices of Assessment

3 months of business bank statements
Articles of incorporation/proof of business ownership and tenure

Property Documentation

New Purchase

MLS listing
Property disclosure statement
Contract to purchase
Strata documents if applicable
Property Tax Info
Confirmation of down payment:
- Own resources - 90 day history showing all transfers
- Gifted funds - Gift letter with confirmation of funds deposited into purchaser’s account

Refinance

Current Mortgage Statement
Property Tax Info
Strata form B (if applicable)

New Construction Build

All New purchase documents for the lot
Budget from builder
House blueprints/plans
Building Permit
